The future tenant may wish to re-furnish the pub with their own style of furniture, pictures, etc. The Landlord is responsible for the maintenance of the roof and structure of the building. The tenant will be responsible for the maintenance of both internal and external of the pub. The tenant will be responsible for paying 50% of the cost to the Landlord of insuring the whole estate. No VAT is payable on the rent.
The future tenant will need some experience in operating a food-led community pub. The tenant will be looking to make a long-term commitment, with the Landlord making available a 20-year lease, with a tenant-only option to break at the end of the first year, and the ability to assign the lease after the first three years.
