Property details
The Moors Tavern is located on a busy local road at the junction of King Street and High Grange Road, approximately a quarter of a mile to the North of Spennymoor town centre. This is a predominantly residential area, 7 miles south of Durham. The property is a two-storey detached construction with rendered external finish under a pitched slate roof covering with a single-storey flat felt roof to the rear.
The trading accommodation comprises a series of interconnected rooms in a semi-open plan style around three sides of the central servery. There is also a catering kitchen at the rear of the property. All the trade area is in good condition with modern F&F and interesting local images of years gone by.
There is a car park to the rear for approximately six vehicles and has an outside, fenced, seating, and smoking area, ideal for summertime BBQs. To the front are further benches, behind bistro barriers.
The private accommodation consists of three bedrooms, a sitting room, a kitchen, and a bathroom. This area was recently upgraded and now has a new bathroom, kitchen, and carpets throughout.

Trading style
This wet-led community local needs an operator who understands how important it is to position the pub at the heart of the community. The pub has a strong sport-led offer which includes Sky and BT Sports, there is also an affiliation with the local football team, Spennymoor Town FC. There is a need to continue and grow the current food offer. This currently consists of Burgers, Parmos, pies, and Sunday carvery. Supporting the local teams and hosting one-off events, the Moors Tavern needs to be the go-to site for locals for all occasions. This is a great opportunity for a community-minded operator to really establish both themselves and the pub. The exterior of the pub has just had a new signage and lighting scheme and the pub now has excellent kerb appeal. This is a great “turn-key” opportunity.
This would ideally suit a local couple, in tune with the community and interested in building the food trade and getting involved with all of the income streams. Whilst experience is not essential it would be advantageous. What is essential is that the new operators have a drive and passion to build the trade and the profile of the pub.
