The New Inn is situated in Hockwold which is in West Norfolk close to the Suffolk border and in the vicinity of three important airbases (Mildenhall, Lakenheath and Feltwell). The village has a population of 1100 though the local custom is far higher thanks to the UK and US forces at these bases. It’s a single story trading area pub that had an external refurbishment including a new thatched roof five years ago. The area is rural with farming being the most important industry with Thetford Forest close by and the gateway area to the wider Norfolk Broads.
Through the entrance, you are greeted by a large main bar with a small snug that has settees for comfort drinking and socialising. There is an opportunity to house darts in the main bar area as a sporting activity. The bar leads onto the restaurant area with a conservatory with the trade kitchen situated off the restaurant giving good access for service.
Outside there is parking for ten cars with a smoking solution at the back entrance. There is also a significant and fenced garden area making it excellent for families with a play area and plenty of grassed space for functions that could hold a large marquee.
The New Inn is a key community local with just one other pub in the village though the New Inn is more prominent on the main road of the two. It attracts local drinkers and visitors with a good reputation for home-cooked food from the well-equipped trade kitchen. The New Inn also benefits from having a very large garden and play area for families. The pubs also has three lines for Cask Ale and has always been popular with the locals along with occasional live entertainment.
This is an opportunity to build your own offer and become known locally for good food. There is especially scope here to engage with the locals and those further afield to rebuild the bar/drinks offer. The garden, which is a key asset for the pub, should be in use through the season, including private and public events and functions.
There is a large sitting room on the ground floor with a separate external entrance. There are stairs from this area leading to the first floor which houses three bedrooms, one of which is ensuite with its own bath. The accommodation is well looked after, and all the rooms are of a good size.
