Stunning FREE OF TIE destination site offering multiple income streams

Property Features:

The Griffin Inn is located in the quiet and picturesque estate village of Irnham 10 miles from Stamford and only 4 miles from the A1.

The Griffin Inn is a 300-year-old beautiful stone built country pub with four luxury en-suite rooms furnished to a very high standard throughout.  On the ground floor, the pub boasts a warm, welcoming open plan bar/eating area with log burners, slate flooring and an eclectic mixture of old and new furnishings. The restaurant is open from Wednesday to Sunday lunchtime and evening serving a range of traditional to the more unusual in cuisine. Sunday lunchtime is particularly popular and the newly launched Saturday brunch is also proving to be a hit. A separate dining area for private functions or corporate meetings is also available.

Four en-suite luxury rooms are available on the first floor – all include king size beds, wooden floors and high-quality bathrooms (three with free standing baths). The rooms were given a 4* Silver Award by visit Britain who commented on the high standard of cleanliness, and attractive traditional features.

Although a small village, Irnham boasts an exclusive wedding venue accommodating 100-150 guests in the grounds of Irnham Hall. This delivers full occupancy in the rooms from May to late September, as well as additional wet/dry sales across the wedding weekends.

In addition, there is extensive outdoor space is currently underutilised and has the scope for generating additional revenue. There is also large dedicated car parking space for patrons use.

Trading Style:

This award-winning, destination country inn has an enviable reputation for its food, beer, wine and accommodation.  A strong partnership has been developed with a local events firm who run an exclusive wedding venue in the village. This has established strong and guaranteed business levels from early May – end of September. There is a huge amount of unlocked potential around the Wedding specific business, and there is scope to expand the offering of The Griffin beyond what currently exists. The events company are very keen to incorporate The Griffin with the guest experience over the weekend.

Although the lettings accommodation is already at an excellent standard there is still potential to develop this income stream further and drive sales. There is also a high standard food offer in place and Sunday lunch is extremely popular.

Taking all of this into account this site would suit an experienced energetic couple, a chef and partner perhaps. Key drivers will be their enthusiasm for the business and excellence in delivery of all services, food, drink and accommodation to take it to the next level.

Private Accommodation:

This consists of two rooms on the top floor with own bathroom, rooms can be used as either bedrooms or bedroom and lounge, additional first-floor room currently used for housekeeping.
