Property details
This attractive detached pub on North Parade is in a residential area just off the centre of the attractive market town of Horsham.
The Dog & Bacon is a popular local community pub with a loyal customer base and has two bars on either side of a central servery. The traditional décor is very well maintained but would benefit from a modest facelift. A good size commercial kitchen and pantry is located off the lounge bar. There are ladies and gents toilets at both bars. Access to the underground cellar is via a hatch behind the bar servery. There are real fires located in both bars.
There is a large leafy patio to the front of the pub with approx.10 benches and an adjoining car park to the side of the pub with parking for approx.12-15 cars. To the rear of the pub is a private courtyard accessible from the road with a number of outbuildings used for storage.
The private accommodation is located on the first floor of the pub and consists of three bedrooms, a living room, bathroom, office and a galley kitchen.

The two trading bars cater to a mix of both locals and destination customers. The pub has a sales mix of approx. 85% wet and 15% food. The lounge is where the majority of the food trade takes place and attracts an older clientele and office workers, particularly at lunchtime with the popular snug bar catering to tradespeople, drinkers, and pub teams. A strong cask ale offer features up to four cask ales. The pub has previously held very successful ale festivals in the summer featuring over 30 ales and 10 ciders! Food is served only at lunchtime at the moment and consists of a simple pub grub menu with classic pub dishes. Sunday lunch caters to 30 + diners each week. In the summer the front patio is a very popular meeting place for locals and visitors alike.
The successful applicant for the Dog & Bacon will be an experienced pub operator with a proven pub food background, exceptional standards of both service and presentation, and an outgoing friendly personality. They will be able to recognise the considerable opportunity to develop the food potential of the pub and put the Dog & Bacon back on the pub dining map in the area. They will also have a passion for cask ales and be familiar and comfortable with the varied customer profile of the business. A discrete visit to the pub would be expected before applying.
