Property details
Hatton is a village and civil parish in South Derbyshire, England. It is located 6 km north of Burton upon Trent, 20 km west of Derby, and 40 km east of Stoke-on-Trent. The village benefits from a railway station that is served by cross-country trains as well as local buses to Derby and Burton on Trent. Both these transport methods are used by cask ale beer hunters, using "day rover" style tickets. The next village, Tutbury, which is a 5 min walk away has Tutbury Castle, one of the prisons of Mary Queen of Scots and there are many events held at Tutbury that draw in tourists to the area.
There are two distinct trading areas in the pub which are extremely well presented and have a warm atmosphere. A pool table and darts board are key attractions. One area of the pub lends itself to occasional use as a function room.
The best-kept secret is the external area to the rear which has been developed into a wonderful area for drinkers and families and the layout lends itself to live music as well.

This site offers a great opportunity for either someone new to the trade or an experienced operator. They will need to be ready and willing to integrate into village life and have the vision to make the pub even more appealing through an expansion of the current offer to include a handheld food offer and ensure that the pub plays a role in the local community. Cask Ales sell well at this pub and a regular calendar of entertainment and music will ensure strong weekly sales.
This pub is ideal both as a first pub or for an experienced operator. Applicants must have a clear understanding of local communities and what is required to establish this pub as a real favourite locally because of the regular programme of entertainment and pub activities. The new licensee should look to introduce a handheld food offer and fully promote all the key attributes of the pub so that it is more attractive to a wider part of the local community and visitors to the area
