Property details
Set on the Kent coast between Folkestone and Hythe, the Britannia Inn is a traditional-style pub located in the small village of Seabrook.
The Napoleonic-era Royal Military Canal starts in Seabrook and runs through Hythe for 28 miles. The promenade leading from Seabrook to Hythe is very popular with walkers, joggers, and passing trade during the summer months.
Internally, you will find an open-plan drinking area, a feature bar servery, and a restaurant dining area that caters to approximately 20 dining covers in total. There is also a small but well-equipped trade kitchen on site, which is not currently being utilised.
There is a trade patio garden to the front of the property for around 24 covers, a recently introduced sun terrace, and private customer car parking for 10 cars, together with plenty of additional street-side parking.
The private accommodation consists of two double bedrooms, a lounge, a kitchen, and a bathroom.

Trading style
The Britannia sits at the heart of community life in Seabrook, and it has been that way for more than a century. It is home to a group of loyal mature customers who pop in every day for their 12 o’clock pint and catch up. The Wednesday night quiz has a great local following, and it hosts occasional live music events and private events.
The pub is looking for new tenants in early July 2026, so together with our standard 5-year agreement, the landlords would also like to talk to any applicants that would be interested in a Tenancy at Will or a 1-Year agreement, in return, they can offer you a flexible rental structure, negotiable ingoing costs and additional business support as required.
