With the site currently closed, there is an exciting opportunity to introduce a niche food menu complemented by a strong drinks offer, utilise the separate function room for private events and parties, and begin marketing the letting rooms through external platforms to generate interest and increase occupancy. With the right licensee and a clear vision, the business has the potential to become a highly successful, multi-faceted operation.

The landlords are looking for an experienced and motivated licensee to take on this pub business. This is a fantastic opportunity for someone with fresh ideas and the confidence to do something different. With several businesses already operating around the Market Square, the Bishops Blaize offers real potential for a niche and distinctive offer that can establish its own identity and attract a loyal customer base. The landlords are looking for someone with a proven track record of running a successful pub business, ideally with experience across wet-led trade, food, and letting accommodation. The successful applicant will be passionate about hospitality, have strong leadership skills, and be excited by the opportunity to bring a new concept to the town. They will understand the importance of creating a strong rhythm of the week through regular events, entertainment, and promotions, while using social media effectively to build awareness, engage with customers, and drive footfall. The ideal licensee will be hands-on in their approach, with a clear vision for the business and the ability to maintain high standards throughout. They will have the drive, energy, and passion to grow sales across all areas of the pub and maximise the potential of this unique site. Most importantly, we are looking for someone who wants to become part of the Richmond community. Building relationships with residents, businesses, clubs, and groups will be key to the pub’s long-term success. The right licensee will create a welcoming atmosphere that appeals to both locals and visitors, ensuring the Bishops Blaize remains a popular destination at the heart of the town.

Please note that the Energy Performance Certificate is available from the landlord.

Weekly Rent: £346,15 – with the right licensee support, will be offered
Estimated Annual Turnover*: £318,057
The total initial investment payable upfront is £6,000; the £5,000 stock cost will be repaid over time and is not an upfront requirement.
Security Deposit: £1,000 (with a build-up to £5000) or the equivalent of three months’ rent, whichever is greater
Working Capital: £5,000
Stock: £5,000. This is to cover the initial stock order; however, this is not required as an upfront payment. The new licensee will be able to repay this amount over an agreed period, in line with our terms.

Business Rates: £Nil. Based on the draft rating list for April 2026, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes.

Fixtures and Fittings: To be confirmed upon valuation – funding options may be available for the right licensee.

Tie: All drink categories are tied. For fully funded licensees on long-term agreements, the landlords offer free-of-tie options for certain drink categories in exchange for an annual fee.
