Property details
The Greyhound is a renovated 18th-century two-storey Grade II listed terraced property of brick construction with painted elevations beneath a pitched tiled roof and numerous additions and extensive trade areas to the rear. The pub is located in the historic area of Friar Gate, Derby and is just half a mile from the retail centre. The frontage on Friar Gate opens into a deceptively larger building with many amenities.
The ground floor has two curved bar serveries with an open public area for 55 covers, customer WC’s including disabled, commercial kitchen, prep kitchen, dry store and cleaning store. The first floor provides a private function room with a dedicated bar for 40 covers and access to the upper customer trade terrace. The basement provides two separate beer cellars.
Externally at ground level, there is an enclosed patio courtyard and a garden room with bi-fold doors and a retractable roof, which can accommodate 120 covers, with access to the roof terrace, a true sun spot for a further 25 covers.
The private accommodation consists of two bedrooms, a lounge, a kitchen and a bathroom. There is an office separate from the private accommodation.

Trading style
The Greyhound is both a community local and a recognised destination venue for both wet and food customers. The character building provides the perfect ambiance for customers to relax and enjoy the extensive range of cask ales, craft bottles and cans, world wines, and a fantastic spirit range. Food is served most days and presently offers a bar menu and a range of homemade dishes, all prepared and cooked on site. There is a regular Monday night Quiz and some entertainment.
The site needs to establish a rhythm of the week of appropriate events and activities to accommodate the various customer bases that currently use the pub or could do so in the future.
The area has enjoyed major development of student accommodation that is now open.
The pub company is ideally looking for a catering couple or single operator with previous experience operating a food outlet with cask ales and a passion for beer and pub life. They need to be capable and willing to support the kitchen when necessary. They need to be organised, able to manage a small team, instill customer focus, and be experienced in cash control and stock management.
Active business building skills, comfortable with social media, and able to create and manage a safe, inclusive customer environment … and have some fun.
