The Rose & Woodbine is a core community Pub set in the area of Ball Hill. The Pub is a traditional two-roomed house with a Beer Garden and Smoking Area. The Bars can accommodate up to 200 people, with the main customer base being those within a half-mile walking distance, as the Pub is set amongst rows of terraced housing. The Pub also benefits from having good living accommodation with an additional Lounge, Bathroom, Toilet and three separate Bedrooms. The internal trading area is made up of a public bar and a lounge. The public bar has pool and darts facilities and is also home to the dominoes teams. The lounge is very popular with residents, being well decorated and comfortable. Each bar can accommodate circa 40 people, and both are laid out with loose furniture and some bench seating. There is no trade kitchen in the property; however, there is an ample-sized prep area which can be used to provide a small food offer for the teams. In the past, the pub has hosted live music acts on Wednesday and Friday evenings, and these events have been well attended.

The large lawned beer garden is located to the rear of the pub and accommodates 12 picnic tables. To one side of the building is a covered patio/smoking area fitted with heat, lights, tables and chairs.

The Rose & Woodbine's private accommodation has its own private entrance to the rear of the property and also has the added benefit of a private garden, which is fenced off from the rest of the Pub. All the decor within the private accommodation is in good condition, and the rooms have recently been painted throughout. The three bedrooms are all of good size and can accommodate wardrobes and additional furniture if required. The accommodation has its own kitchen, which again is in good order. The Bathroom and Toilet are clean and in good working order.
