Property details
Register your interest by 30th November at the latest. Refurbishment will be complete in the new year, with the opening month to be agreed with the tenant.
The refurbishment will remodel the pub while retaining all its historic character.
The Greyhound Inn is a traditional village pub in Grizebeck, Cumbria, in the south Lake District. Grizebeck is a small village in the Lake District National Park, ten miles from Coniston Water. Sturdy Bank Campsite and several guesthouses are within a 10-minute walk. Grizedale Forest and Ambleside are within a 40-minute drive.
The building dates to the late-1700s and is full of attractive period features – stone walls, slate floors, oak beams, and three open fires. Internally, there is a fully equipped commercial kitchen.
There are four ensuite letting rooms — two double rooms, one triple room, and one partitioned family room that sleeps six.
Externally, there are front and rear beer gardens and a large car park.
The pub is undergoing a substantial refurbishment inside and out. In the bar areas, new partition walls have been installed, existing beams are being modified, and construction of bespoke oak bench seating is underway, as illustrated in the generated mock-up images above. The rear doorway leading to the beer garden is being restored, and the open fires are being reinstated to complement the pub’s warm, rustic character. Both the front and rear beer gardens are also receiving a tasteful refresh. Externally, fresh render has been applied to the rear and side elevations of the building, with further improvements to the chimneys underway.
The private accommodation above the pub consists of two bedrooms with ensuite bathrooms, a kitchen/dining room, a living area, and an additional bathroom.

Trading style
The Greyhound needs a landlord who understands the balance of a great village pub: a warm, drink-led environment that appeals equally to locals and visitors, with quality, unfussy food complementing the bar trade. The letting rooms offer excellent income potential, particularly from walkers, cyclists and families visiting the area.
To be successful, the Greyhound requires:
- Great cask ales — very popular in the area
- Small, high-quality food offering that's often refreshed, simple to execute, and commercially sensible — food complementing rather than dominating the bar trade
- Guest rooms that are occupied regularly
- Collaboration with local pubs and businesses
- Hosting and participating in community events — beer festivals and live music in particular.
This opportunity is for a committed, hands-on couple or individual who will live on-site and make the Greyhound their primary focus. The owners are looking for a strong work ethic, personality, and a passion for hospitality.
