The Boot pub is situated in the village of Bledlow Ridge in the Chiltern Hills. The village is literally on a ridge, with either side looking over the Vale of Aylesbury and the villages of Radnage and Bennett End. It is an historical village, once a hub for the lace making in the area and farming, providing drinking ponds for the cattle being driven to markets in olden times.
Now it is a focus for long and short walks in the hills, plus offering easy access to the M40 and the towns of Princes Risborough, High Wycombe, Chinnor, Thame, Marlow and even Aylesbury. This means the appeal of the pub spreads a long way. It is particularly popular in summer as the large garden provides an ideal location for walkers and people to meet.
Internally, there is a large bar with three areas for eating and drinking plus some space at the bar. Inside can seat about 60 covers. There is an open fireplace in the main bar, which is great in the winter months.
Outside is a patio area close to the bar leading onto a large garden, all equipped with tables and chairs. There is also an area set up as a covered BBQ area should it be desired during the summer. Over the years, the garden has been covered with a large marquee, hosting a summer black-tie ball, parties, live music and bouncy castles. There is also an on-site car park plus parking on the road if it is needed.
The private accommodation consists of up to 3 bedrooms available with kitchen and bathroom. The flat is above the pub and accessed from a door inside the main door.

This village pub is community-owned, having been purchased by the village in 2010. The pub has had 3 longer-term tenants in that time who have invested their own money and worked hard to develop both a local and area-wide trade. The Board of the pub and villagers have spent many hours over the years decorating and updating the premises, so it is a great place for people in the area to meet, eat and drink.
As the pub is owned by the village, among many shareholders, the buildings and surrounds are the responsibility of the Board (run by volunteers), which has overall control of the property. However, as the tenant, the business is yours, with the freedom to configure the pub as you wish to maximise the business along traditional lines.
Any potential tenant would have an opportunity to purchase the fixtures and fittings (many of which have been replaced in the last year) from the existing tenants. You will want to drive business through innovative ideas and events, along with using key marketing tools, driving trade via social media, which is often an underexploited opportunity.
Ideally, they are looking for resident tenants who will make the pub their home, value the village tradition, and grow a business that makes them a good profit with a balance of quality and price. A community-minded, experienced tenant to run The Boot as a traditional country pub serving lovely food and welcoming drinkers.
They have had a multiple operator before, but this did not really work; however, they would be willing to still consider this.
