Property details
The Black Abbott is located in the town of Montrose, Angus. Montrose lies between the mouths of the North and South Esk rivers. With a population of approximately 12,000 people, the town functions as a commercial port for the oil and gas industry and is a wealth of architecture and a centre for international trade. Montrose is also home to a 3-mile-long sandy beach that provides excellent views from Montrose golf course which was built on top of the dunes. The town has excellent transport links via train and buses and is on a direct route via A935 to Dundee and Perth.
Access from the main road will take you into a small foyer. The main bar is to the right and the lounge/function room is to the left. The main bar has a corner area complete with low-level, fixed bench seating alongside some loose tables and chairs, facing towards the bar which is directly on the back wall as you enter the room. Alongside the bar, there is a pool table and darts board with TVs on the wall for televised sports. This room complete with low beamed ceilings and an open fireplace manages to balance the traditional features alongside more modern decor to create a fantastic social area. The lounge to the left of the entrance can be accessed both via this entrance and via the bar, which backs directly onto the main bar and can seat up to approximately 80 people. This U-shaped area of low-level bench seating alongside some loose tables and chairs faces towards the bar and dance floor area and creates a warm, yet sociable, relaxing atmosphere. This area is perfect for private functions and charity events.
From the bar there is access to a small, paved enclosed seating area. A small smoking shelter alongside bench seating provides the perfect outside meeting point, especially in the summer months.

The Black Abbott is a popular community local offering an excellent range of food and drink. The site is currently trading well and offers a fantastic food menu alongside an excellent range of premium drink offers. Located in an extensive residential area, the Black Abbot is community-focused, very much involved in local charity events, and has a huge following for live music. The Black Abbot balances an even split on wet/dry by the layout of the separate lounge bar area allowing the core of regular drinkers to play pool and watch televised sport alongside the lounge/function area where customers can enjoy a quiet meal. The Black Abbott currently has an excellent reputation within the local community and has the scope to build on this further with marketing and social media essential in maximising the footfall to increase this site and establish the Black Abbott as the hub of the local community.
The landlords are looking for an experienced licensee (s) who have run a pub and food establishment previously. The applicants must have the passion and knowledge of running a successful community local, be cheerful and sociable, and be willing to build a great rapport with the local community whilst being the friendly and welcoming face behind the bar. The ability to cater to different groups of people from different age groups and backgrounds, continuing to support the current customer base whilst attracting other less frequent users is essential. Marketing and social media promoting private functions, a better and more profitable bar lineup alongside a traditional, affordable food offering will help deliver income growth. Excellent retail standards, a calendar of regular sports and entertainment, and a good knowledge of the local area will be helpful as the pub is much loved by the locals and has the scope and location to be the hub of the local community
