Property details
Yr Eagles at Llanuwchllyn is one of Wales’s most iconic pubs - but it’s much, much more than just a pub!
It is the very beating heart of a Welsh-speaking community. That’s why, after previous owners announced their intention to retire, the community clubbed together to ensure that the doors remained open. Acquired in 2023 by a Community Benefit Society on behalf of the local community, Yr Eagles has undergone significant revitalisation while preserving the historic charm characteristic of a traditional Welsh pub. The establishment continues to serve as an important centre for the Welsh language and culture, offering a unique atmosphere.
Llanuwchllyn, with a population of around 600, is a vibrant village community, and Yr Eagles serves as a watering hole for various choirs, societies, as well as local darts teams and CPD Llanuwchllyn football teams. The ethos here is one of mutual care and support among locals and visitors alike.
The village is well situated, with a local school, and is conveniently located just five miles from Bala and twelve miles from Dolgellau. It lies just off the A494 and along the T3 Wrexham to Barmouth bus route. Additionally, Llanuwchllyn is home to the main station of the Llyn Tegid narrow-gauge railway, which attracts over 30,000 visitors annually.
Yr Eagles comprises two distinct areas with 54 internal covers served by a fully stocked bar. The main bar provides a welcoming space for locals and visitors, equipped with a recently installed wood burner, pool table, darts board, and varied seating ideal for enjoying televised sporting events or community functions. The lounge offers flexible dining space with movable tables and chairs, and is currently complemented by an adjoining community convenience shop. Both areas have separate toilets. There is a fully functioning catering kitchen.
Externally, there is a patio area and a private car park.
The private accommodation, located on the first floor, can be accessed internally. It comprises two bedrooms, an office/storage room, a living room and a bathroom with WC.

Trading style
Yr Ealges offers a great opportunity for someone who wants to take on a well-backed, community-owned pub with plenty of potential.
This trades as the only pub in Llanuwchllyn and is well supported by locals and community groups throughout the year. Trade sees an increase during the summer months due to its fantastic location in the heart of the Eryri National Park, and its nearby caravan parks attract visitors and holidaymakers. At present, the traditional food offering is well-received. The current tenants have a strong rhythm of the week with regular music nights, quizzes, and televised sports. A community survey was recently completed, which included constructive recommendations/quick wins for future improvements at Yr Eagles.
The Owners are looking to work with and support applicants who know the area and can demonstrate the drive and passion required to ensure that Yr Eagles continues to be at the heart of the community with an excellent entertainment programme, fantastic food menus, good quality beers and ales.
They believe that attitude is more valuable than experience, but an appreciation of the Welsh language is a key requirement to optimise business in this predominantly Welsh-speaking community. The right operator for Yr Eagles, which could be a tenant or operator agreement, could be new or experienced but must be able to deliver great home-cooked food, while promoting the pub to locals and visitors alike.
If you’ve got the following, the owners would love to hear from you:
- Appreciation of the Welsh language and culture
- Understanding of the local geographical community
- You know what it takes to build a successful business
- You love hospitality and are great with customers
They sincerely believe that they have an incredible pub and an opportunity, hopefully you’ve been waiting for. Apply today and tell the owners what you can bring to this community-owned pub and be central to its next chapter.
