Property details
The Kings Arms is a large historic grade II listed three-storey pub nestled in the heart of the scenic market town of Kirkby Lonsdale in Cumbria. The town attracts many tourists from far and wide due to its unspoiled nature, high-quality independent shops, historic charm, and fantastic restaurants, cafes, and bars. The Kings Arms is at the forefront of this being a well-loved pub with tables fully booked for weeks in advance, particularly in the Summer months. Its close proximity to the Yorkshire Dales, Forest of Bowland, and Lake District in the respective counties of North Yorkshire, Lancashire, and Cumbria make Kirkby Lonsdale an ideal and idyllic place to stay when visiting the beautiful surrounding countryside and the Kings Arms provides three charming cottages for tourists to base their travels from. Situated on the busy high street the Kings Arms is in an enviable position to attract both locals and tourists. The building itself dates from the middle of the 16th century but was trading as an inn from the early 17th century onwards. The pub retains many of the original features including a huge ‘inglenook’ fireplace which is reportedly the largest working example in Cumbria.
Upon entering Kirkby Lonsdale’s historic high street customers are welcomed into an open-plan bar and dining area. The pub oozes historic charm yet the trade area brings a contemporary modern twist tastefully blended with its original features. The gorgeous well-stocked bar runs to the left-hand side opposite that opulent original fireplace. The bright and stylish décor is incredibly welcoming and relaxing, and the mash-up between traditional and modern flows through to the food offer as well; a menu of British gastro-pub fayre with contemporary flair and epicurean fine dining. The pub benefits from a delightfully decorated high-ceilinged upstairs room which can either be used for private dining or for extra dining space when really busy.
Three cottages to the rear of the pub are fully booked by tourists over the summer months and these are elegantly decorated and furnished to a high standard. Also to the rear is an enclosed courtyard area, a beautiful place to sit and enjoy a refreshing pint or a local tipple.
The private accommodation consists of three bedrooms, a living room, a good sized kitchen and a bathroom all in good condition.

The Kings Arms offers locals and tourists a high-quality dining and drinking experience, boasting excellent standards, fantastic customer service, and a welcoming environment. Far from being snooty, the Kings Arms provides a fun and relaxing environment; a really delightful place to while away the hours, whether having a meal out or having a few drinks with friends. A bold range of fine wines, craft beers, eclectic spirits, and local tipples provide customers with a wide and ever-changing range of drinks to savour and enjoy. With roughly 50% of the trade coming from food sales, the offer has to be quality, enticing, and exciting and the Kings Arms provides this in spades. A well-considered mix of British gastro pub fayre with contemporary flair, fine dining at weekends, belly-filling Sunday roasts, Vegan and Vegetarian options aplenty, and casual mid-week dining mean there is something for everyone at the Kings. Known for its fantastic food and drinks in a beautiful setting the Kings Arms is all about the quality of their fayre, but also occasionally treat their customers to some great local artists and singers.
The landlords are looking for a licensee who is passionate about providing a top-quality food offer; higher-end gastro food at weekends and more sedate casual dining during the week. Any prospective licensee must be confident in being able to provide this with consistent quality and service. A warm and friendly welcome must await those customers who pass over the threshold and must leave desperate to visit again. The Kings Arms is all about the quality of the offer so a great knowledge of drinks and how to serve them is essential. Cocktails, ice-cold gin & tonics, and great-tasting beers all perfectly served are key here. The ability to market the three letting rooms through booking websites and social media along with extending the use of the function room can bring in additional income. Particularly during the summer, this is a busy and bustling pub so anyone who takes over the Kings Arms needs to be confident, hardworking, and able to provide fantastic service all day every day.
