Property details
The Watermans Arms in Wouldham is a community-led, village pub & restaurant that is located on the banks of the river Medway, between Maidstone and Rochester in Kent. It is a large, family-friendly pub that has Wouldham’s close-knit and friendly residents at the heart of everything that it does.
Internally at the Watermans Arms, you will find a large L-shaped trade area with a feature bar servery, open plan drinking, and dining space for approx.60 covers and a pool and darts area. The trade kitchen is of a good size and includes a separate wash-up area and plenty of storage space.
The outside space at the Watermans is what sets it apart from its competitors, it includes a paved patio area with seating and a BBQ to the side of the property, an enclosed, family-friendly grassed garden with built-in booth seating and a private customer car park and garage to the back of the building.
The sizeable tenant’s private accommodation is located on the first floor of the property and includes four large double bedrooms, a lounge, a bathroom, and a kitchenette.

Trading style
The pub currently trades Monday, Wednesday, Thursday, and Friday from 4 pm until 11 pm, Saturdays from noon until 11 pm and Sundays from noon until 9 pm. Their regular events include a popular Monday evening with local diners followed by a sell-out, electronic ‘speed quiz’, bingo on alternate Thursday evenings, the weekly over 60’s coffee club morning, occasional live music, seasonal events, and a monthly ‘hit mix’ music quiz on Friday or Saturday evenings. The recently introduced pool table has been well received by locals together with the darts board that is available.
During the week from noon until 9 pm on a Saturday, customers are provided with a simple but freshly homemade pub classics menu and the popular Sunday roasts continue to bring in the customers each week.
The Watermans Arms is looking for new tenants to take over the site in mid-July 2024 and it needs an operator that will immerse themselves into the village and the community way of life in Wouldham. Together with a full 5-year agreement, the Landlord may also consider offering a flexible 1-year agreement at this site.
